RABCO CONSTRUCTION SERVICES LLC ("Company," "we," "our," or "us") provides these Terms and Conditions to govern your access to our website (rabcocons.com) and your use of our single-family housing construction, general contracting, remodeling, estimating, and related residential services. By accessing our website or submitting an inquiry, you agree to these Terms and Conditions and our Privacy Policy. Specific residential construction or remodeling projects may also be governed by a separate written construction agreement, which will control in the event of a conflict.
We provide professional residential construction and general contracting services, including but not limited to single-family home builds, custom renovations, structural additions, and residential remodeling. The specific scope, building materials, architectural requirements, pricing, project schedule, and deliverables will be strictly detailed in the applicable written construction agreement, proposal, or estimate.
Unless otherwise stated in writing, preliminary estimates are provided for planning purposes and are valid for 30 days. Final project costs may vary due to concealed or unforeseen structural conditions, changes requested by the Client, building material price fluctuations, or municipal permit inspection requirements. Any material changes to the agreed residential scope of work must be documented through a written change order.
Clients are responsible for paying amounts due under the applicable residential construction agreement, estimate, or payment schedule. Project costs may include labor, building materials, subcontractor services, waste disposal, and permits. The Company reserves the right to suspend construction or remodeling work when amounts that are materially due and payable remain unpaid, subject to applicable Connecticut law.
The Client agrees to provide the Company, its crews, and authorized subcontractors (such as electricians and plumbers) with safe, unobstructed access to the property during scheduled working hours. The Client is exclusively responsible for removing or securing personal belongings, fragile items, and valuables located in active residential demolition or construction areas prior to our arrival.
Project schedules and completion dates are estimates unless expressly guaranteed in writing. The Company shall not be responsible for delays beyond our reasonable control, including severe weather, building material supply chain shortages, labor availability, unexpected structural or site conditions, municipal permit processing delays, or Client-requested design modifications.
Our single-family housing construction and remodeling services will be performed in accordance with applicable Connecticut building codes and generally accepted residential industry standards. Specific workmanship warranties will be stated in your written project agreement. We do not provide a warranty for existing structural, electrical, or plumbing conditions that fall outside the explicitly agreed scope of work.
The Client agrees to provide accurate information regarding property boundaries, known structural hazards, and utility locations. Where applicable, the Client is entirely responsible for obtaining required Homeowner Association (HOA) approvals or historical neighborhood committee permissions before exterior residential remodeling or home additions begin.
To the fullest extent permitted by applicable law, RABCO CONSTRUCTION SERVICES LLC will not be liable for indirect, incidental, special, consequential, or punitive damages arising from website use or our general contracting services. Our total liability relating to a specific residential construction project is strictly limited to the applicable written project agreement and applicable law.
